This position is responsible for ensuring the timely maintenance, operations and improvements of facility systems throughout the Company. Also responsible for the physical security of assigned properties and ensuring an environmentally safe and secure workplace environment for employees. This position ensures that all assigned properties and operating systems are functional, maintained and in compliance with local, state and federal codes. Provides internal office support to Company departments.
Essential Functions:
- Schedules, supervises/oversees and provides technical direction to unionized and non-unionized employees and third-party contractors in duties related to the operation and maintenance of facilities’ systems such as mechanical, plumbing, HVAC and refrigeration systems, elevator, fire alarm, security, etc.
- Tracks utility costs and manages utility consumption through energy management system and identified energy efficiency projects
- Meets with suppliers and contractors to determine the most cost-effective products and services available. Analyzes purchase quotations and makes recommendations for the purchase of materials and contractor services. Initiates purchase orders to obtain services.
- Recommends action on emergencies such as storms, equipment failures, oil spills, security breaches, and accidents. Determines appropriate action when assigned to on-call.
- Assists in departmental training, on-the-job training, safety training, etc.
- Represents the department, when assigned, in the support of Labor Relations in grievance meetings and supplying the data needed to administer union contracts.
- Assists in the development and administration of buildings-related programs such as fire, bomb threats, and emergency evacuation procedures.
- Maintains knowledge of industry trends and industry-related legislation pertinent to the business area.
- Fosters a productive, engaged and inclusive work environment in which open communication is encouraged and obstacles to open communication are addressed quickly.
- Promotes and encourages a positive, cooperative and efficient work atmosphere.
- Guides team members when challenging situations are encountered and helps them to be successful.
- Ensures a safe work environment.
- Keeps Manager informed of issues, impediments, and progress.
- Models standards of excellence including the values of Eversource.
- Leads team to ensure prompt customer crisis/urgent problem resolution as situations arise; seeks ways to mitigate situations so that crises and problems are minimized.
Qualifications:
Technical Knowledge/Skills:
- Commercial/industrial electrical, plumbing and HVAC systems
- Large commercial/industrial boiler and chiller systems
- Energy management systems
- Data Center operations including Computer room cooling, UPS and emergency generator systems
- Knowledge of hazardous and regulated materials including Asbestos, Lead, PCB and CFC
- Basic knowledge of building construction practices and principles
- Ability to develop and monitor expense and capital budgets associated with Building Operations
- Strong spoken and written communication skills
- Demonstrated skill with MS Office Applications and other business systems
- Business acumen
- Strong team leadership skills
- Ability to multi-task and shift among multiple priorities simultaneously
- Ability to be flexible and adapt to new situations
- Ability and willingness to work with a sense of urgency
- Strong quantitative and qualitative analytical skills including the ability to draw sound conclusions and make recommendations as to the appropriate actions to be taken
- Strong customer service orientation
- Possesses a high degree of personal ownership and accountability
Education:
- Bachelor’s degree or equivalent amount of related work experience.
Experience:
- Five (5) plus years related experience and supervisory experience preferred
Licenses/certification:
- Electrician, HVAC, Plumbing Certification or education.
- Project Management Certificate or Certification
- Facilities Management Certificate of Certification
- Valid Driver’s license
